Repair or Replace? How I Evaluate Common Problems in Las Vegas Homes
I look at what the repair actually costs in labor, what a replacement costs, what condition the existing piece is in, and how much useful life is realistically left. Sometimes repair is the better investment. Sometimes it just delays the same expense.

Not just the part that failed. A hinge, a cartridge or a flapper is one component inside something larger.
Test whether the material still holds
If a screw spins, or the surface crumbles under light pressure, a new part will not solve anything.
Count the previous repairs
Once something has been fixed twice and failed twice, the pattern usually matters more than the parts.
Compare the real numbers
Repair labor plus parts, against replacement cost, against how much useful life is honestly left.

Most of the time, homeowners already suspect the answer. They call because they want someone to confirm it β or to talk them out of spending money on something that is finished.
My job is to tell you where your money goes furthest. Sometimes that is a repair. Sometimes it is telling you that a third repair on the same part is throwing good money after bad.
How I actually weigh it
Four things, in this order:
- What the repair costs in labor. Not parts β labor. Parts are usually the cheap half.
- What a replacement costs. Including the labor to install it.
- What condition the existing piece is in. Specifically, whether there is enough sound material left to hold a fix.
- How much useful life is honestly left. Even a technically sound repair may provide poor value when the surrounding fixture or material is already at the end of its useful life.
Then I explain both options and you decide. I will not tell you what to do with your house. What I will not do is keep charging you to repair something that has already told us, twice, that it is done.

Doors and hinges
I start with how the door moves β where it rubs, how the hinges sit, whether the alignment has shifted. I have written the full diagnostic sequence separately in why your door will not latch, so I will stay on the repair-or-replace question here.
The thing that decides it is usually the jamb, not the door.
A new hinge is a cheap part. It fixes nothing if the screws it depends on are turning in wood that has been stripped, split or torn out. You can feel it β the screw goes in, keeps going, and never tightens. At that point the material has to be repaired or reinforced before any hardware is worth installing.
Two things make that job harder. Bad installation, which is more common than people expect and means the door was never hanging correctly to begin with. And previous attempts β heavy adhesive, repeated patching, filler where a fastener belonged. Adhesive in particular tends to leave a mess that has to come out before anything solid can go in.
A door that is badly warped is a different conversation. You can plane and adjust a door that has moved slightly. A slab that has twisted significantly will keep fighting you, and at some point replacing it is the cheaper answer.
Faucets
This is where repair is most often the wrong instinct.
Inexpensive builder-grade faucets are usually more economical to replace than to rebuild. Diagnosing which internal part failed, sourcing a cartridge for a model that may not have one available, and fitting it can easily take more labor than installing a new fixture β and when you are done, you have an old faucet with new internals and the rest of it still aging.
The calculation flips on fixtures worth preserving. A custom, specialty or genuinely higher-value faucet often justifies careful diagnosis and repair, because replacing it is expensive, may not match the rest of the room, or may not be available at all.
Pro Tip
Not every builder-grade faucet has to go. If the fault is obvious, the part is available and it is a quick fix, repairing it is perfectly reasonable. It is the long diagnostic on a low-value fixture that tends to disappoint people.
Toilets
Toilets are the opposite case. Most toilet problems can be repaired, and usually for far less than people assume.
Fill valves, flush valves, flappers, tank-to-bowl hardware and supply connections are all serviceable parts. A toilet that runs, fills slowly, ghost-flushes or leaks at the tank is very often a rebuild rather than a replacement, and the parts are inexpensive.
Replacement gets more practical when the fixture itself is the problem, and that is a judgement made across several factors together rather than any single one: age, physical condition, whether it has cracks or damage, how it actually performs, staining, and what the fixture is worth against the cost of continuing to service it. Repeated rebuilding is one input among those, not an automatic trigger on its own β a toilet that has been serviced twice but is otherwise sound and working well is often still worth keeping. Permanent staining alone is a cosmetic decision rather than a mechanical one: plenty of stained toilets work perfectly well, and if the staining bothers you that is a legitimate reason to replace, just not a repair-versus-replace one.

Drywall and hidden moisture
I have worked in remediation, and it changed how I look at walls.
Before patching drywall, I look for what the patch would hide: staining, swelling, a soft or spongy feel, unusual odors, and any cavity where moisture could still be sitting. Closing up a wall over an active moisture source is the one mistake in this article that reliably gets expensive.
The source comes first. Find where the water came from and deal with that, then repair the surface. In that order, every time.
Las Vegas helps here more than most climates β dry air means exposed materials often dry out well once the source is handled. That is genuinely useful, and it is not a free pass. A wall cavity with no airflow does not care how dry it is outside, and neither does insulation that stayed wet.
I do not diagnose mold from a stain. A stain shows that moisture reached the area, but determining what is present requires evidence beyond appearance alone. If what I find looks beyond an ordinary drywall repair, I will say so and recommend the appropriate assessment rather than guessing at it. Straightforward patching, texture matching and finish repair is drywall and painting work.
Trim, jambs and wood products
The test is simple: is there enough sound material left to hold a fastener and support the finished work?
If yes, repair is usually worth it. Filling, reinforcing and refinishing trim is normal work and often invisible when it is done properly.
Replacement becomes the better answer when you see severe wear, warping, waterlogging, missing sections, or repeated repairs that have failed. Composite and engineered materials deserve a specific mention: they perform fine in the right location, but once they have swollen from moisture they tend not to recover their fastening strength. A screw in swollen fiberboard may feel secure at first and then loosen again because the material has lost its holding strength.
That is not an argument against composite trim generally β it is an argument against repairing a piece of it that has already absorbed water. Solid wood in the same condition often has the same problem.

Outlet symptoms and what sits behind them
An outlet that has stopped working, feels warm, looks discolored or works intermittently is worth treating as a symptom rather than a conclusion.
Sometimes the receptacle really is worn out and that is the whole story. Sometimes the receptacle is fine and something further back β the wiring, a connection, a breaker β is producing what you noticed. You cannot tell which from the outside, and that is precisely why it is worth having looked at.

I am not going to walk you through testing energized wiring or opening a panel. That is not caution for its own sake β it is the one area of the house where being wrong has consequences that are not about money.
What I ask before recommending a repair
- How long has it been doing this?
- Has anyone worked on it before, and what did they do?
- Has it been repaired for this same problem already?
- Is there any sign of water near it, now or in the past?
- How long do you plan to keep the fixture, the door, or the house?
That last question changes answers more than any of the others. A limited repair may make sense when the customer needs a short-term solution, while a long-term home usually justifies comparing replacement more carefully.

- A wider shot showing the whole fixture, door or wall and what surrounds it
- Two or three different angles
- Good light β daylight if you can
- Any brand label or model number
- A photo of any previous repair, including the messy ones
The messy ones are the most useful, honestly. Knowing what has already been tried tells me what condition the material is likely to be in before I get there.

My door only sticks a little. Is that worth fixing?
Often yes, and often cheaply β if the jamb and hinges are still sound. The cost climbs when the material around the hardware has already been damaged.
Does a stain on my drywall mean mold?
Not on its own. A stain tells you moisture reached that spot at some point. What matters is whether it is still active and where it came from. That needs looking at, not guessing at.
Can I just replace the outlet myself?
An outlet that has stopped working can be a sign of something behind it rather than a faulty receptacle. That is worth having looked at rather than swapped blindly.
